Mycenae Road runs north-south near to Westcombe Park Road.

Westcombe Park station had opened in 1876 and that same year, 118 acres of land including 56 acres attached to a property called Woodlands House, 55 at Westcombe Park and seven at the top of Green Lane (Vanbrugh Hill) were sold to the Midland Land and Investment Corporation Ltd.

The company intended to develop on a large scale but ran into difficulties, instead selling to the newly-formed Westcombe Park Estate Company whose board included architects, engineers and builders.

Around 1878 the company laid out new roads, drainage and sewers.

A grand urban design for the whole area though was abandoned as both freehold and leasehold plots were soon offered for sale. It was left to individual developers to erect what they liked only so long as it conformed to a building line, was a property of a certain minimum value and did not exceed the density permitted by the development lease.

Sales of the building plots and building on them were sporadic. Some were advertised as "gentlemen’s residences" near Woodlands, others as property for the "moderate class" at the north end of Mycenae Road. A subsequent auction in 1880 resulted in very few sales and coincided with the start of a recession in the property market during the 1880s.

By 1883 over 100 plots were still vacant.

Mycenae Road was laid out to run north-south. The road name presumably celebrates the great archaeological discoveries made at Mycenae, Greece, between 1874-76.

Woodlands House found itself positioned beside the new road.

During the 1880s a few small groups of buildings and secluded villas materialised, but the majority of the Victorian development took place in the 1890s with building at the northern end of Mycenae Road.

By 1900 Westcombe Park was still only partially developed. The Estate Company subsequently went into liquidation and the remaining land was sold off at low prices.

Even by the time of the 1914 Ordnance Survey, there were still a large number of undeveloped areas remaining on Mycenae Road which were not built on until later during the 20th century. The former use of the land as open farmland and parkland influenced the plot and building size of the late Victorian villas: since there were no constraints on space, and no pre-existing development, plot sizes could be as generous as required. Some of the rear gardens on Mycenae Road are very long.

When the market picked up, the farm associated with Woodlands House had been demolished to make way for housing development. Woodlands itself retained a large proportion of its gardens and pleasure grounds until the late 1920s, when more land was sold off and the east side of Beaconsfield Road was developed.

Mycenae Road encompasses late-Victorian, Edwardian and inter-war streetscapes, with older properties to the north, the inter-war properties on the east side to the south, and with several later infill buildings.

Mycenae House (built as Kidbrooke House) on Mycenae Road is a rare example of a purpose-built convent dating from the 1930s. Although it has been architecturally and historically overshadowed by its neighbouring property, Woodlands House (the former home of John Julius Angerstein), Mycenae House nevertheless has an interesting history.

At the end of the First World War, Woodlands was empty and was sold to The Little Sisters of the Assumption for use as a convent. The sale of land adjacent to Woodlands by the trustees of The Little Sisters paid for the building of a novitiate house which opened in 1933. The new building was built in a complementary neo-Georgian style. In 1967 the Order left Blackheath and relocated to Paddington.

The historian Cyril Fry, who lived in Mycenae Road, persuaded Greenwich Council to acquire Woodlands and the Novitiate House, and thereby protected the grounds from acquisition by developers. The municipality bought and converted the House into Kidbrooke House Community Centre in 1968 to replace the original Kidbrooke House, which was in Shooters Hill Road.

Kidbrooke House was renamed Mycenae House in 1994 as part of the changeover from being Council-managed to being independently run by Vanbrugh Community Association.

The densely’wooded Dell, along Mycenae Road, contributes to the sylvan character of the road.

Frank was my great-uncle, I’d often be ’babysat’ by Peggy while Nan and Dad went to the pub. Peggy was a marvel, so full of life. My Dad and Frank didn’t agree on most politics but everyone in the family is proud of him. A genuinely nice, knowledgable bloke. One of a kind.

My 2 x great grandparents and his family lived here according to the 1841 census. They were Dutch Ashkenazi Jews born in Amsterdam at the beginning of the 19th century but all their children were born in Spitalfields.

Polygon Buildings
Following the demolition of the Polygon, and prior to the construction of Oakshott Court in 1974, 4 tenement type blocks of flats were built on the site at Clarendon Sq/Phoenix Rd called Polygon Buildings. These were primarily for people working for the Midland Railway and subsequently British Rail. My family lived for 5 years in Block C in the 1950s. It seems that very few photos exist of these buildings.

Road construction and houses completed
New Charleville Circus road layout shown on Stanford’s Library Map Of London And Its Suburbs 1879 with access via West Hill only.

Plans showing street numbering were recorded in 1888 so we can concluded the houses in Charleville Circus were built by this date.

War damage reinstatement plans of No’s 11 & 13 Aldine Street
Whilst clearing my elderly Mothers house of general detritus, I’ve come across original plans (one on acetate) of No’s 11 & 13 Aldine Street. Might they be of interest or should I just dispose of them? There are 4 copies seemingly from the one single acetate example. Seems a shame to just junk them as the level of detail is exquisite. No worries if of no interest, but thought I’d put it out there.
